Introduction About Us: Founded in 2018, Inhabitr is the first AI driven technology platform to provide end-to-end furnishing solution for commercial real estate from design, procurement, installation to financing. It has established connectivity to a large global ecosystem of over 1,000 factories, warehouses, furniture makers, installers, movers, and financiers to consistently deliver high quality furniture significantly faster, more cost effectively and more sustainably compared to traditional furnishing processes.

ESG Governance: Our Senior Leadership team oversees our policies and operational controls for environmental, health, safety and social risks, and is led by the CEO and our Chief of Staff. The Committee meets regularly to set goals, budgets, and implementation timelines and monitor progress and results.

ESG Commitment: We strive to build sustainable, equitable, healthy, and cost-effective furnishing through a combination of innovative product solutions, AI driven product and furnishing development and exemplary environmental, social and governance (ESG) performance. This commitment informs every aspect of our business, including how we design and build new projects, operate our portfolio, collaborate with stakeholders and report progress.

1. Environmental Stewardship

1.1. Overview: We aim to embed environmental stewardship in everything we do. We believe we have a responsibility to minimize the energy, carbon, water and waste impacts of our business and recognize that these impacts occur not just in the daily operations of our portfolio but also through our entire value chain. As a result, we strive to reduce environmental impacts across the full life cycle of our buildings and our corporate operations.

1.2. Working with Environmentally Friendly, Sustainable Suppliers: Through this procurement policy, we intend to make our operations more sustainable by:

  • Upholding the laws and regulations of the respective countries we operate in
  • Endorsing highest standards of economic, social, ethical, and environmental practices
  • Identifying and moderating risks associated with our procurement process
  • Communicating the policy with stakeholders (internal and external) and raising awareness among our suppliers

In accordance with our commitment to the highest standards, we also expect our suppliers to aspire to the same standards in their business operations, including but not limited to:

Environment:
  • Use only sustainable harvested wood and other materials.
  • Partnering with LEED certified manufacturers, who build to the highest environmental standards.
  • Comply and adhere to all the applicable environmental laws in respective countries/jurisdiction.
  • Undertake initiatives to promote greater environmental responsibility such as:
    • Responsible waste management and disposal
    • Reduction of greenhouse gasses and other emissions harmful to the environment
    • Conservation of nonrenewable natural resources

Ethics: Our directors and all employees, including senior management, conduct themselves in accordance with the highest moral and ethical standards, informed by a robust Code of Business Conduct and Ethics. We are committed to ensuring a fair workplace for our employees as well as partners with whom we do business. We have strict policies to protect against unlawful discrimination and harassment. We have an Open-Door Policy to encourage honest and direct communication to resolve issues and concerns in an expeditious manner. We also have an Ethics Hotline that provides an alternative and anonymous method of reporting suspected compliance violations, unlawful or unethical behavior, or fraud.

3.3.2. Human Rights: Our Human Rights Policy reflects our longstanding dedication to the preservation of basic rights and human dignity in our workplace and beyond. Douglas Emmett holds human rights to be an essential component of our business. We support internationally recognized human rights principles that promote and protect human rights. The policy applies to our operations and affiliates in all assets we own and operate.
